
It has never been more important for anyone involved
in the letting and rental industry to understand the implications
of the Tenancy Deposit Scheme (TDS) and the need for an independent
and impartial inventory report. Indeed, if there is no independent
evidence of the original plight and condition of a property, there
are no grounds on which to withhold a deposit when a tenant vacates
regardless of the state in which it is left. So an accurate detailed
and independent inventory is an essential safeguard against costly
disputes and loss of money both for the landlord and/or their agent
and the tenant. Furthermore, a tenant is far more likely to maintain
a property well having signed an inventory. That is why we offer
the following detailed services:
Inventory report - The inventory
is an accurate and impartial report, listing the general condition
of the property, damage and any furnishings/contents before the
tenant takes possession of the property.
Check-in report - This is where
a tenant is shown around a property with the inventory at hand.
All items and their condition are pointed out to the tenant and
any alterations, if any, needed to the inventory are made. The tenant
then agrees to the draft inventory and signs accordingly. The inventory
is then altered (where necessary) and submitted as a final report
to the landlord or agent. This now becomes a binding document.
Interim report - This inspection
is completed at the behest of the landlord or agent. The report
generated is a guide as to the condition of the property and its
contents at the time of inspection. The intention is to give an
idea as to whether the property and its contents are being well
treated. A further benefit of an interim is the noting of any dilapidation
or health and safety issues needing immediate attention.
Check-out report - This inspection
and report is produced at the end of a tenancy. The report identifies
whether the state and or contents of the property have changed in
any way from that listed on the original inventory. From this an
assessment can be made as to whether there is a dilapidation claim
to be made against the tenant.
Snagging Lists - A room by room
account of defects and out-standing work for contractors to follow
before a new build property can be deemed complete.
Traditional Inventories - A listing
of stock, content, equipment or possessions that will, in the future
need accounting for; for example the relocation of office furniture
etc.
