Who needs an inventory?

Any landlord, letting agent, tenant or others involved in a tenancy agreement.

Why do I need an inventory?

A well prepared, detailed and accurate inventory is an essential document that safe guards the landlord and/or agent and tenant against any dispute that occurs during the tenancy or at the end of it in relation to deposits. A mutually agreed and signed inventory will dramatically reduce the chances of any dispute being referred the Independent Case Examiner (ICE), Alternative Dispute Resolution service (ADR) or the courts. All or any damage to the property has to be paid for by someone! And remember, not all inventories are the same!

Who pays for an inventory?

Generally the cost is met by both the landlord and the tenant as the purpose of an inventory is to protect both parties. Equally the check-in and check out costs are shared.

Why is it important to use an independent inventory company?

In a word, impartiality. By being independent of both landlord/agent and tenant it is reasonable to assume that both parties will accept the report more readily. South East Inventories is a wholly independent company.

Who conducts the check-in?

We are happy to check tenants in for you and equally so for you to do the same or as in some instances, allow the tenant a seven day period in which to check the inventory, sign and return it. But to maintain continuity and transparency it is recommended that we complete the process. This not only frees up time for the client but saves time in the case of any alterations or additions being necessary.

Is an interim report necessary?

South East Inventories recommends interim reports for two good reasons. Firstly we can gauge how well the property is being cared for and secondly we can assess any health and safety issues that may need immediate action.

Who conducts the check-out?

Again for the sake of efficiency and continuity in service it is recommended that the inventory compiler checks the tenants out of the property.

Can I book an inventory online?

Do you use pictures and video?

Under certain circumstances but the precise and accurate nature of our reports often negates the need. We are happy to discuss your particular needs at any time. Remember, a full and proper inventory is admissible in court.
